How long have you been in business?

We started doing home inspections in 2013, and have done hundreds of inspections in Liberal, Dodge City, Garden City,  and smaller surrounding communities in Southwest Kansas. You want an inspector who has "been there, done that", and we offer that level of experience to our clients on a daily basis. Ask around...chances are your friends, Realtor, or relatives have had a "Quaoity" home inspection.

 

How long does an inspection take?

We typically take 2-4 hours to do the on-site inspection, more on larger houses, less if property is vacant. We will give you as much time as you want, and do not want to rush the job as many inspection companies are based on two hour schedules to get to the next inspection job, usually pushing the inspector to finish quickly. We are into "Quality, not quantity"!

 

How much does it cost?

Inspections usually start at $320, and go up depending on many factors. Size, age, and number of heating/cooling systems are the main considerations. We charge extra for houses with sprinkler systems, crawl spaces, additional buildings.

 

Can I come along?

We encourage you to come along for the entire inspection. You get so much more out of the inspection if you attend, and we will answer your questions as we go or after the inspection process. We like to show you as many important factors to take in consideration . Examples are, where you Emergency shut offs are located in case of an emergency and go over what we may have found wrong with your property, so you are not just reading it from a report.  Many inspection companies don’t want you to attend because you slow them down…not us, we are into Quality and answering as many questions as you may have.

What does an inspection include?

We inspect and report on almost all the systems in the house, including structure, heat and air, electricity and plumbing. We test all plumbing fixtures, check your Electrical systems such as testing  outlets, open up furnaces and electrical panels for inspection, we preform carbon monoxide testing and leak check all gas appliances. We get on the roof, in the attic, and in the crawl spacel when applicable. 

 

What kind of report do you provide?

Our reports are easy to follow and read, detailing each system and providing a summary page of the items we believe you need to focus on. We separate the minor and normal maintenance items from the safety or major issues so you can focus on the important concerns. We work on Ipads, and Iphones on site, finish the reports at the office after we review it to make sure nothing was missed, and than can email, mail, or deliver your report later in the day or when its convient. Most people love the email accessability as it works best for out of town clients.

 

Are you insured? Certified? Guarantees or warranties?

We carry general liability and Errors & Omissions insurance, our inspectors are certified members of (InterNACHI)-lnternational Association of Certified Home Inspectors . We do provide a full 90 day guarantee and  YES we are only Home Inspection company that offers Extended Home Warranties, just ask and will send you a detail of what our Extended Home Warranty covers. Do you check for mold?

We do visual examinations of all properties, and if any mold is visible we report it. We do not do testing for mold, but can help you decide if that is necessary.
